Position Summary

We are seeking an experienced and highly strategic professional to lead engineering and construction activities across our national real estate investment and development portfolio. This role is instrumental in bridging investment strategy with technical execution supporting the full asset lifecycle from underwriting through development, active management, and disposition. The ideal candidate will bring deep expertise in construction, design coordination, project execution, environmental risk mitigation, and sustainability. You will collaborate across departments and with joint venture partners, external consultants, contractors, and public agencies to ensure projects are executed efficiently, safely, and to the highest standards of quality.

Key Responsibilities

General -

  • Pursue quality engineering and environmental firmsor consultants that can provide services for acquisition due diligence and special project work for properties.
  • Maintain a continuing awareness of changes in environmental laws and research to establish and up to date proactive approach to dealing with engineering and environmental issues.
  • Consult with legal counsel and state agencies on environmental and engineering issues that may be imposed on properties due to past or present use as well as changes in the building codes.
  • Maintain affiliations with key industry groups working in the best interest of owners and property managers.
  • Provide comments on pending issues and/or legislation through various subcommittee activities.

Development & Transactions

  • Advise on underwriting and due diligence of prospective development projects, offering expert analysis on design, constructability, scheduling, and cost implications.
  • Participate in all stages of the development process, including structuring development agreements, validating hard and soft cost budgets, reviewing construction documents, and negotiating contracts.
  • Engage and oversee third-party consultants for technical due diligence, environmental reviews, and development monitoring to ensure alignment with investment assumptions.
  • Support entitlement and permitting processes by interfacing with public agencies and driving strategies that optimize project timelines and approvals.

Capital Project & Construction Management

  • Oversee the planning and execution of larger capital projects (where existing provider doesn't have the capability or staff or is of significant enough size to warrant additional review), ensuring delivery on time, on budget, and within the defined scope and quality expectations.
  • Lead Advise onpre-construction activities including scope development, budgeting, and value engineering alongside design and internal teams, where needed.
  • Manage FacilitateRFP processes, selection, and contracting for general contractors, architects, engineers, and other consultants, where needed.
  • Monitor construction activities, review contractor pay applications, approve change orders, and participate in all project meetings to ensure transparency and accountability.

Asset Management Support

  • Conduct property inspections and collaborate with asset managers to inform capital improvement plans, long-term maintenance strategies, and capital expenditure forecasting.
  • Provide technical oversight during disposition processes, ensuring accurate representation of building conditions and capital investment histories.
  • Act in a consulting capacity when emergencies or additional support is necessary.

Acquisitions& DispositionsSupport

  • Working with the various acquisitions personnel to help source, review and implement all diligence findings
  • Manage and coordinate engineering and environmental due diligence on property acquisitions and dispositions. E.g.Property Conditions Reports, Environmental, PML studies, Sustainability Management Reports, etc.
  • Help coordinate and source the correct consultancy resources - but also help to review and ultimately implement findings.
  • Review due diligence reports completed by third-party consultants for properties considered for acquisition.
  • Verify construction assumptions and appropriateness of reported items and the estimated time frames for implementing recommendations.
  • Seek closure to any open environmental and/or engineering issues that may be addressed in reports.
  • Coordinate Phase II investigations of subject site when necessary.
  • Assist Dispositions Group with environmental/engineering issues and reports on properties considered for disposition.

Risk Management & Environmental Compliance

  • Work closely with the Asset Management and Risk Management team to evaluate construction and operational risks, support insurance renewals, and develop mitigation strategies.
  • Manage environmental due diligence processes, including Phase I and Phase Il assessments, remediation efforts, and regulatory reporting.
  • Respond to environmental incidents with coordination of consultants, contractors, and public agencies to drive resolution and limit exposure.
  • Sustainability & Innovation
  • Champion and implement sustainability initiatives that improve capital and operational efficiency, reduce energy, and water use, and enhance GRESB reporting outcomes.
  • Assist in standardize sustainability strategies across assets and ensure implementation meets corporate ESG goals.
  • Act as a resource for all ESG initiatives.

Contract Property Management -

  • Assist and contract property managers with the transition of newly acquired properties.
  • Respond and provide solutions to contract property management regarding various architectural, engineering and/or environmental issues that arise at the managed properties through property audits, tenant improvements, capital projects, accidents/incidents or tenant misuse.
  • Evaluate construction and/or engineering plans and specifications for various projects.
  • Review and make recommendations regarding various selections and/or materials considered by contract property management for remedial repairs.
  • Assist in the selection of appropriate professional and/or contractor for special projects.
  • Support contract property managers by giving direction on operational issues.
  • Provide guidance to contract property management regarding prospective tenants.
  • Review lease language and MSDS sheets as they pertain to the tenant's use of the property when requested.

Required Qualifications

  • 10+ years of relevant experience in real estate development, engineering, or construction management, with exposure to institutional-level real estate.
  • Strong command of project budgeting, scheduling, construction contracts, and value engineering.
  • Deep understanding of environmental risk, insurance underwriting, and sustainability practices.
  • Demonstrated leadership in managing multidisciplinary teams and external consultants.
  • Excellent communication, negotiation, and presentation skills.
  • Self-starter with the ability to thrive in a fast-paced, matrixed environment and exercise sound judgment under pressure.

Estimated total compensation for this position:

150,000.00 - 250,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
