Summary of Job Duties:The Assistant Director for Operations and Maintenance leads the maintenance generalists, dining technicians and skilled trades project teams of the department with a staff of 44 full-time and multiple seasonal employees. This position oversees the maintenance and upkeep of 18 residential facilities and 8 dining facilities; composing nearly 2 million square feet. The AD for Operations and Maintenance is responsible for the comprehensive maintenance (corrective, preventative and predictive) of all University Housing facilities and systems. The AD for Operations and Maintenance is also responsible for a fleet of 20 vehicles. Responsibility for budgetary matters includes tools, maintenance supplies, project materials, and vehicle repairs/maintenance. The Assistant Director for Operations and Maintenance is responsible for ensuring staff complete all required training for safety, equipment, and program use. This position is charged with maintaining positive relationships with campus Facilities Management and outside vendors. The AD for Operations and Maintenance is an essential component to the success of the University of Arkansas student residential program.

Regular, reliable, and non-disruptive attendance is an essential job duty, as is the ability to create and maintain collegial, harmonious working relationships with others.

This position is weather essential. Qualifications:

Minimums Qualifications:

  • Bachelor's degree in Construction Management, Engineering or related field from an accredited institution of higher education

  • At least six years experience in building trades

Applicable equivalencies may be considered for the above qualifications.

  • At least three years supervisory experience

Preferred Qualifications:

  • Experience in a higher education residence system

  • Experience using Microsoft Office Suites such as Word, Excel, Teams, 365, Outlook

  • Experience using a Computerized Maintenance Management System (CMMS)

Knowledge, Skills & Abilities (KSAs):

  • Familiarity/knowledge of facilities planning, design and construction, repair, facilities maintenance and management, utilities operation and management, personnel management and training, and financial/budget management

  • Demonstrated knowledge of general building maintenance, refrigeration, heating ventilation & air conditioning, building automation control, plumbing, electrical, and fire and life safety systems

  • Knowledge of Regulatory Compliance Standards - NFPA, OSHA, etc.

  • Knowledge of the operation maintenance, repair and preventative maintenance of mechanical, electrical and plumbing systems

  • Knowledge of Microsoft Office

  • Strong leadership, problem-solving, team building, and customer service skills

  • Demonstrated proficient skills in personal computer operations

  • Ability to read and understand specifications, blueprints, and drawings

  • Proven ability to coach, counsel, develop and generally supervise through positive interaction

  • Ability to work with a variety of disciplines and levels of staff
