About Maintenance at JLL Supporting Amazon's State-of-the-art locations

Operations is at the heart of our client's business. They are known for speed, accuracy, and exceptional service. Amazon buildings deliver tens of thousands of products to hundreds of countries worldwide, every day. Reliability Maintenance & Engineering (RME) are the business partners that work diligently behind the scenes to make it all happen. We drive continuous improvement and maintain all of the Material Handling Equipment (MHE) to ensure our customers are met with the Amazon smile.

About the Role

The CMMS Manager is responsible for the autonomous and independent oversight of asset management, work planning, and spare part inventory using APM (Asset Performance Management) software for the JLL | Amazon account. This role will report directly to the Senior Director of Reliability and Continuous Improvement.

In consultation with senior account leadership, this position is responsible for achieving the expected level of service delivery as described in the Service Level Agreements (SLA) and measured by the Key Performance Indicators (KPI). The expected levels of service delivery must be achieved at the lowest possible cost and within the prescribed budget for each facility.

This position will focus on creating and deploying CMMS standard work and training for the account to drive the execution of maintaining parts/asset data accuracy and equipment hierarchy in APM. They will drive network KPIs in the CMMS space through reporting and establishment of processes to drive accountability.

Primary Responsibilities

  • Manage CMMS program across multiple building formats including material handling and base building equipment
  • Program oversight includes but is not limited to all critical CMMS program components such as:
    • User Setup, Employees, Shifts, Crews, and Supervisors
    • Setup of Equipment PM Plans, PdM Routes, Schedules (balanced), and Work Packages
    • Store room setup and barcode/labeling
    • Cycle count execution
    • Crit 1 Work Backlog
    • Crit Parts out of stock
    • Part information/metadata
    • Parts usage and Min/Max part accuracy
    • PTR execution
    • PO Generation and Receipt Processes (APM & COUPA)
    • Work kitting
  • Develop and maintain an audit process to determine inventory and planning site health
  • Support sites in the correction of issues and closure of audit findings
  • Develop standardized reporting program across the portfolio including interfacing between firm and client programs
  • Identify opportunities proactively for improved performance and efficiencies
  • Develop/Lead training for the network as required; serve as liaison for problem solving and escalation
  • Support launch sites store room and planning setup processes
  • Work with facilities team to develop and maintain lists of critical spares
  • Measure and publish reliability metrics to the management team; interpret data, troubleshoot process, and make recommendations based on findings
  • Work with corporate APM Amazon leads to roll out new functionality, standard object coding scheme, Preventive Maintenance (PM) procedures and scheduling; and APM reports
  • Drive adherence to established processes and demonstrate agility and creativity to meet dynamic business needs
  • Escalate risks throughout the organization appropriately
  • Collaborate with others to develop, implement and maintain data systems necessary for account operations with statistical efficiency and data quality/integrity
  • Establish a "Trusted Advisor" relationship with Client counterparts as an SME

Team Leadership Responsibilities

  • Directly manage a small central team of CMMS specialists (1-2 direct reports), providing guidance, mentorship, and performance management
  • Serve as the functional leader for all RMEP personnel across the Amazon account regarding CMMS processes and standards
  • Establish clear performance expectations and best practices for CMMS utilization account-wide
  • Drive consistent CMMS adoption and compliance across all sites through influence and subject matter expertise
  • Coordinate cross-functional initiatives between central team members and site-based personnel
  • Develop and implement training programs to elevate CMMS capabilities across the broader organization
  • Build collaborative relationships with site leaders to ensure alignment of CMMS strategies with operational needs

Reporting Responsibilities

  • Run and post standard data reports to an internal file sharing site
  • Interpret data and recommend business process improvements
  • Interpret data and drive operational initiatives for continuous improvements
  • Provide routine and ad hoc reports with the development of graphical information and presentations providing clear and concise data interpretation in a compelling manner

Training Responsibilities

  • Create process documentation providing training on system functionality and orientation
  • Participate in on/off-site training opportunities, client or JLL driven
  • Participate in Client curriculum development and delivery for APM and RMEP related training across the network

Client Support

  • Adhere to business unit specified client driven standards ensuring Customer Satisfaction
  • Support and drive account-based process consistency to help ensure adherence to account deliverables, maximize process efficiency, and continually deliver exceptional client service
  • Quickly adapt and respond to changing client priorities as well as internal initiatives

Basic Qualifications

  • 3+ years' working experience with a CMMS/enterprise asset management software suite (Infor EAM/APM preferred)
  • 3+ years' experience planning, scheduling, inventory and auditing overall facilities/maintenance activities
  • 5+ years' experience using Microsoft Word and Excel
  • Customer service and project management experience
  • Self-starter with the dedication and ability to work independently in an autonomous environment
  • Strong Computer proficiency in Word, Excel, PowerPoint, Adobe and Microsoft Project
  • Outstanding organizational and time management skills
  • Excellent verbal and written communication skills
  • Ability to work in a fast-paced team environment
  • Candidate must possess and maintain a valid state driver's license
  • Ability to travel up to 50% to client sites

Preferred Qualifications

  • Bachelor's degree or 2+ years Amazon experience
  • 2-year Associate degree (or professional training) in Business Administration, Information System, Engineering or related fields
  • 5+ years' working experience with enterprise asset management software suite. Infor EAM/APM ASE is highly desired
  • 3+ years' data analysis experience in the facilities maintenance program, specifically in asset management and spare part optimization
  • PMP Certification desired
  • Demonstrated client relationship management skills
  • User training experience is desired

Physical Demands

  • Repetitive bending, crouching, kneeling, reaching, twisting, sitting, standing, and walking
  • Lifting parts and tools weighing on average 20 pounds, occasionally weighing up to 49 pounds
  • Dexterity in eye/hand coordination, feet (foot pedals) manual (picking, pinching, holding, grasping), and wrist motion (repetitive flexion/rotation)
  • Working conditions may include small spaces, dust, fumes/odors, hot/cold temperatures, inside/outside noise, vibration, standing on concrete for long hours and wet or uneven surfaces

Estimated total compensation for this position:

95,000.00 - 105,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
