  • Responsible for operational excellence through regional management plan / routines within Project Management service delivery within assigned region, including but not limited to the team's ability to exceed client's CPI/KPIs, adherence to client process/deliverables and training.
  • Responsible for operational excellence through regional management plan / routines within RPM service delivery within assigned region, including but not limited to the team's ability to exceed client's KPIs, adherence to client process/deliverables and training.
  • Oversee and/or prepare accurate monthly cash flow forecast projections for assigned region and associated client operating units. This includes effective management of the regional project team to deliver against forecasted cash flow commitments on a monthly & quarterly basis.
  • Assist Regional Delivery Manager in the effective management of Capital Plan project releases to adhere to CPI/KPI performance and balance project management resource loading.
  • Ensure team's use of JLL technology as required for assigned projects.
  • Oversee and/or prepare accurate project documentation for all phases of construction including project charter, due diligence reports, budgets, schedules, meeting minutes, financial funding requests, status reports, punch lists, and special reports on-time and in accordance with pre-established formats in order to pass all project documentation reviews with client
  • Manage vendors (GC, A&E, Security, signage, etc.)to ensure full compliance with all project policies and procedures, including the formal closeout of all projects in less than 120 days after project completion.
  • Provide monthly project activity updates to Regional Delivery Manager via account tools.
  • Lead project teams consisting of architects, design engineers, general and specialty contractors, property management, operating engineers, real estate brokers, environmental consultants, client Project Management Organization, client security, and client technology teams.
  • Manage multiple projects directly or through the team at various phases and in various locations, from project identification through design, planning, client approval, permit issuance, construction and financial closeout.
  • Demonstrate full accountability for end to end management of projects by the team
  • Ensure team's use of JLL technology as required for assigned projects.
  • Client Management
  • Collaborate with regional JLL peers within own region or other regions as appropriate to identify and address areas of concern regarding regional risk (fee, our reputation, errors and omissions, etc.).
  • Participate in regional leadership meetings and provide regular health of region reporting to JLL and Client leadership via Business Intelligence dashboards or other means as asked
  • Assist in the establishment, importand refinement of best practices to drive operational excellence.
  • Collaborate with regional JLL peers/management to identify and address project related concerns and risk (resources, scheduling, costs, etc.).
  • Collaborate with identified client resources for project development, project status and issue resolution.
  • Support RDM's regional management plan / routines through training, coaching, guidance of assigned team to exceed client's CPI/KPIs, adhere to client process/deliverables, deliver operational excellence.
  • Account Management
  • Manage Account specific growth initiatives to improve performance and lay foundation for account retention.
  • Support annual Capital Planning cycle through resource review, project validation and estimates.
  • Actively manage resource loading of dedicated team and use of non-dedicated resources to fulfill project deliverables.
  • Network and negotiate with internal JLL partners for variable support.
  • Team Management
  • Ensure dedicated staff are working to develop professional skills in support of their career ambitions.
  • Hold team accountable to JLL and client expectations through regular touch points.
  • Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
  • Lead a team of up to 5-7 Project Managers with responsibility to assist team members with project delivery and professional career development.
  • Ensure dedicated staff are working to develop professional skills in support of their career ambitions.
  • Ensure dedicated staff workload is prioritized and appropriate.
  • Ensure dedicated staff are appropriately trained on project expectations.
  • Hold team accountable to JLL and client expectations through regular touch points.
  • Support PM Lead resource loading for dedicated team and use of non-dedicated resources to fulfill project deliverables.

Qualifications

  • Bachelor Degree from an accredited institution. Preference towards a Degree in Architecture, Engineering, or Construction Management.
  • 5+ years as a Project Manager or similar role.
  • Ability to regularly communicate analyzed data to client and team to achieve project goals
  • Strong working knowledge of architectural drawings and furniture and space planning concepts.
  • Highly organized with strong analytical skills.
  • Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client's representatives, etc.).
  • Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders.
  • LEED, AIA, PE, PMP certifications desirable
  • Firm knowledge of construction, architecture or commercial real estate industry.
  • Strong interpersonal skills with the ability to interact with executive level internal & external clients
  • Organizational & detailed-oriented with the ability to prioritize and manage differing needs of the business.
