Job Summary
The Facilities Supervisor serves as the sole on-site facilities representative for the Waco Pavilion Parking Garage and associated retail/office space. This is a standalone role responsible for overseeing daily facility operations, performing light maintenance, and coordinating all third-party vendors. The position requires a self-motivated professional capable of working independently, prioritizing work without direct supervision, and ensuring the facility remains safe, functional, and well-maintained.
Essential Duties
Independent Facility Operations
Act as the single point of contact for all facility-related matters on site Independently manage daily operations of the parking garage and retail/office spaces Perform routine inspections of:
Garage structure, lighting, signage, striping, and cleanliness Retail/office common areas and building systems
Identify maintenance needs, safety hazards, and operational issues and take corrective action
Maintenance Oversight & Light Hands-On Work
Perform light maintenance and troubleshooting as appropriate (lighting replacements, minor repairs, basic adjustments) Coordinate and schedule repairs beyond in-house capability through approved vendors Monitor performance of building systems including HVAC (tenant areas), electrical, plumbing, and fire/life safety systems Ensure preventive maintenance tasks are completed on schedule
Vendor & Contractor Management
Coordinate and manage all third-party service providers, including but not limited to:
HVAC, electrical, plumbing Fire/life safety inspections and testing Parking equipment, striping, and cleaning services
Escort vendors on site as required and verify compliance with safety and site rules Review completed work for quality, safety, and scope adherence Communicate service needs, timelines, and issues to property management or ownership
Safety, Compliance & Emergency Response
Ensure compliance with OSHA, local codes, and life safety requirements Maintain documentation for inspections, permits, and service records Respond independently to after-hours calls, emergencies, and urgent facility issues Coordinate emergency vendor response as needed
Administrative & Reporting
Manage work orders, service requests, and documentation using CMMS or tracking logs Maintain accurate maintenance records and vendor documentation Assist with budgeting, expense tracking, and cost control Provide regular updates on facility condition, risks, and upcoming needs
Tenant & Customer Support
- Serve as on-site contact for tenants, retail occupants, and stakeholders
- Address tenant service requests and operational concerns promptly
- Support special events or high-traffic periods impacting garage operations
Minimum Requirements
High school diploma or GED required; technical or trade background preferred Minimum 3-5 years of facilities, building maintenance, or property operations experience Demonstrated ability to work independently with no on-site support Experience coordinating and managing external vendors Working knowledge of HVAC, electrical, plumbing, lighting, and general building systems Strong organizational, decision-making, and communication skills
Preferred Qualifications
Experience managing parking garages or mixed-use facilities Familiarity with CMMS or work order systems OSHA 10 or OSHA 30 certification Budget tracking or contract oversight experience
Physical & Work Requirements
Ability to walk and inspect the full garage and facility daily Ability to climb stairs and ladders and work in outdoor conditions Ability to lift up to 50 lbs Availability for after-hours response and on-call support
