Position Summary

The Senior Maintenance Technician is a skilled professional responsible for the safe and efficient operation, maintenance, and repair of the facility's critical utility systems, including central plant equipment (boilers, chillers, cooling towers) and building HVAC systems. The technician will perform a wide range of tasks from preventative maintenance to emergency troubleshooting, ensuring all systems operate at peak performance while maintaining a high standard of safety and regulatory compliance.

Essential Duties & Responsibilities Operate & Monitor
  • Routinely perform building rounds in accordance with established procedures to inspect all utility equipment and mechanical rooms
  • Monitor operational parameters and trends via the Building Automation System (BAS) and physical gauges
  • Work in close collaboration with utility system engineers and mechanics to start, stop, and adjust equipment settings to optimize efficiency and maintain environmental conditions
Maintenance & Repair
  • Execute a comprehensive preventative maintenance program on all assigned assets in accordance with established maintenance programs
  • Diagnose and troubleshoot mechanical, electrical, and control system failures
  • Perform repairs on a variety of components, including pumps, motors, compressors, and control valves
  • Work in collaboration with facilities mechanics, engineers and contractors to conduct chemical testing and treatment of boiler, cooling tower and other closed loop water systems in accordance with established programs
Technical Expertise
  • Demonstrate strong knowledge of the principles of steam generation, chilled water production, and air handling systems
  • Read and interpret blueprints, schematics, and technical manuals
  • Utilize specialized tools and test equipment (e.g., multimeters, pressure gauges) to perform diagnostics
  • Hold a Philadelphia Class A Boiler operators license
Documentation & Administration
  • Accurately complete all work orders and maintenance logs in the CMMS in accordance with established procedures
  • Document all repairs, parts used, and hours worked
  • Maintain an organized inventory of parts and tools in accordance with MRO storeroom procedures
Safety & Compliance
  • Strictly follow all established safety procedures and protocols, including LOTO procedures
  • Ensure all work is performed in accordance with applicable codes and standards (e.g., NFPA, ASME, EPA)
  • Participate in safety training and drills
Qualifications Education
  • High School Diploma or GED required
  • Associate's Degree or Vocational/Technical training in HVAC, Refrigeration, or related field highly preferred
Certifications/Licenses
  • EPA Section 608 Universal Refrigerant Certification required
  • Philadelphia Class A Boiler operators license required
  • HVAC Technician Certification preferred
Experience
  • 10+ years of hands-on experience in the operation and maintenance of large-scale commercial or industrial utility systems
  • Experience with Carrier Chillers, Cleaver Brooks Boilers, and Atlas Copco compressors preferred
  • Life Sciences/Pharmaceutical experience preferred
Required Skills
  • Strong mechanical and electrical troubleshooting skills
  • Proficiency with Building Automation Systems (BAS) such as Siemens and Vaisala
  • Ability to read and understand technical drawings and manuals
  • Excellent communication and problem-solving skills
  • Basic computer skills for work order management and reporting
Physical Requirements
  • Must be able to lift up to 50 pounds
  • Ability to work in confined spaces, elevated areas, and various environmental conditions (hot boiler rooms, cold mechanical spaces)
  • Ability to stand, walk, climb ladders, and kneel for extended periods
Working Conditions
  • Full-time position
  • May be required to work evenings, weekends, and holidays as part of an on-call rotation or for emergency response
