SUMMARY OF POSITION

The Maintenance Supervisor, under the direction of the Maintenance Manager and with minimal supervision, will lead the maintenance team to ensure safe and reliable day-to-day operations for the equipment, facility, and grounds; and maximize uptime.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.



  • Schedule and direct the day to day activities for a crew of Maintenance Technicians
  • Prioritize, schedule, assign and coordinate work orders
  • Provide training, work direction, and coaching
  • Provide input to performance reviews
  • Schedule and ensure completion of the Preventative Maintenance Program
  • Perform skilled preventative maintenance and repair on mechanical and electrical equipment (mechanical, electrical, facility, plumbing, and HVAC)

    • Cut, thread, assemble, and lay pipe
    • Installation, repair, and maintenance of various plumbing, heating and air conditioning components
    • Perform welding and metal fabrication
    • Carpentry
    • Diagnose and repair electronic ignition systems for heaters, furnaces, and burners
    • Repair and maintenance of equipment PLC controls and drives
    • Test and replace circuits; troubleshoot and correct defective switches, receptacles, ballasts, and other wiring
    • Perform a variety of skilled building maintenance including repairs to doors, windows, roofs, and other building parts; construct or assemble furniture and other wood and metal structures


  • Assist Operations Manager in determining needs for equipment and supplies
  • Work within expense limits established.
  • Maintain inventory controls for consumables
  • Coordinate special projects as directed by the Operations Manager & Maintenance Manager
  • Assist in monitoring all work being performed by outside contractors
  • Responsible for 24-hour emergency maintenance service as needed
  • Assure safety standards are used which comply with all company, local, city, State and Federal guidelines (such as Lock Out-Tag Out, Confined Space, etc.)
  • Operate a variety of equipment and machines including saws drill presses, and various hand and power tools to perform repair and maintenance work
  • Maintain tools, shop, and equipment in a safe, clean and proper working condition
  • Assure compliance for appropriate safety practices and procedures with applicable federal, State and local codes, regulations and requirements
  • Estimate cost of labor and materials for work orders; obtain competitive prices for equipment and supplies needed
  • Maintain various records related to labor, materials and work orders
  • Purchase tools, equipment, and materials; operate light trucks to pick up and deliver equipment and supplies
  • Follows all company work instructions, specifications, policies, and procedures
  • Follows attendance policy
  • Professionally conveys accurate information to co-workers, contractors, suppliers, and supervisor (both verbal and written), while listening to others
  • Other related duties as assigned

  • Perform a wide variety of skilled journey-level work in the maintenance and repair of mechanical and electrical systems
  • Interpret, explain, and apply codes, rules and regulations involved in assigned maintenance activities
  • Effectively and safely operate a variety of assigned tools and equipment
  • Interpret blueprints, shop drawings, and sketches, and work orders to others
  • Communicate effectively both orally and in writing
  • Understand and follow oral and written directions
  • Estimate labor and materials costs
  • Work independently with little direction
  • Meet schedules and time lines
  • Maintain routine records
  • Establish and maintain cooperative and effective working relationships with others
  • Able to perform mathematical calculations such as addition, subtraction, division, multiplication, ratios, and percentages



JOB REQUIREMENTS



  • High School Diploma or G.E.D equivalent required
  • Maintenance Lead or Supervision experience of minimum of 1 year.
  • 2-4 years of Maintenance experience
  • Basic computer knowledge
  • Experience with PLC controls and drives



PHYSICAL DEMANDS

  • Work is performed while standing, sitting, and/or walking
  • Requires the use of hands for simple grasping and fine manipulations
  • Requires bending, squatting, crawling, climbing, reaching
  • Requires the ability to lift, carry, push or pull medium weights, up to 75lbs.
  • Requires activities involving being around moving machinery, exposure to marked changes in temperature and humidity, and exposure to dust, fumes and gases
  • Able to work in 60-90F work environment
  • Able to wear required PPE
