POSITION SUMMARY:

The Construction Project Manager leads construction management activities, provides project management leadership for multiple projects so that project work is completed on or ahead of schedule, on or under budget and that all internal and external stakeholders receive open and prompt communication of goals, objectives and timelines. Additionally this role involves assessing property conditions, determining necessary maintenance, construction and repairs, coordinating with contractors, and managing projects to ensure timely and cost-effective completion.

ESSENTIAL FUNCTIONS:



  1. Conducts thorough assessments of properties to identify maintenance, construction and repair needs.
  2. Develops scopes of work and obtain bids from contractors and vendors for necessary repairs and improvements.
  3. Prepares contracts and negotiate revisions, changes and additions to contractual agreements.
  4. Oversees the contracting process, ensuring compliance with company policies and budget constraints.
  5. Manages construction and repair projects from start to finish, ensuring work is completed on time, within budget, and to quality standards.
  6. Coordinates with internal teams, including property management, asset management, and dispositions teams, to align construction efforts with sales timelines.
  7. Monitors contractor performance and address any issues that arise during the project lifecycle.
  8. Ensures all work complies with regulatory and safety standards.
  9. Maintains accurate documentation of project progress, expenses, and vendor communications.
  10. Provides regular updates on project status to leadership and key stakeholders.
  11. Identifies opportunities for cost savings and efficiencies in the repair and construction process.


QUALIFICATIONS:



  • 5+ years of experience in construction, project management, or a related field.
  • Strong knowledge of construction, building systems, and construction practices.
  • Experience in contractor and contract management.
  • Excellent project management skills with the ability to manage multiple projects simultaneously.
  • Strong analytical and problem-solving skills.
  • Effective communication and negotiation skills.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Proficiency in Microsoft Office Suite and Procore project management software.
  • Familiarity with affordable housing compliance and regulations.
