What this job involves:

The Sr. Furniture Analyst serves as the central hub for all furniture-related activities within JLL's Furniture Management Center of Excellence. This role combines strategic design expertise with hands-on project execution, managing the complete furniture project lifecycle from initial concept through final installation and post-occupancy evaluation.

Acting as the primary liaison across multiple JLL service lines, this position requires deep cross-functional knowledge to accelerate project delivery while ensuring compliance with the client's workplace standards. You'll lead design reviews, create conceptual plans, manage budgets, coordinate installations, and maintain vendor relationships while optimizing inventory utilization and cost efficiency.

Success in this role requires strong relationship-building skills, attention to detail, and the ability to seamlessly bridge workplace strategy with tactical execution in a fast-paced, collaborative environment. You'll be the subject matter expert who ensures every furniture project meets design standards, stays within budget, and delivers exceptional results for our clients.

What your day-to-day will look like:

Review project status across your portfolio and attending coordination meetings with the project teams. As the primary liaison across these service lines, you'll provide comprehensive project support by leveraging your deep cross-functional knowledge to accelerate delivery and resolve complex challenges.

Attend project meetings with customers, architects, and vendors, leading design review processes for renovation projects.

Review new projects to verify adherence to established standards, working closely with Project Managers to evaluate architectural submissions and ensure compliance with standards before projects advance.

Hands-on design work to create preliminary design concepts and test fits for projects. This includes developing comprehensive space plans featuring test fits, full floor plates, amenities, typical workstations, station counts, cafes, and project rooms. For projects without assigned architects, you'll provide complete design services that enable early project kickoff with reliable budgets and scope definition.

Strategic programming responsibilities involve collaborating with planners to gather comprehensive customer requirements, often initiating programming before project creation. You'll translate focus group insights from Workplace into preliminary plans and high-level budget estimates, ensuring layouts accurately reflect customer needs and station requirements for reliable budget development.

Review architectural drawings to verify workstation counts align with project requirements and examine vendor installation drawings before ordering. You'll collaborate with Operations to ensure code compliance for floor plate occupancy while working with Workplace on space aesthetics and performance specifications. When projects require non-standard products, you'll coordinate with Workplace for approval before ordering.

Managing documentation is a critical daily activity. You'll oversee furniture drawings for renovation projects, ensuring standards compliance and proper labeling for installation. You'll create installation drawings for projects involving existing furniture and verify that on-site installation matches these drawings. For projects without architects, you'll specify all finishes including fabrics, providing complete finish layouts to PM and RPM teams.

Create furniture budget estimates, manage FF&E budgets throughout project execution, and coordinate with Project Managers when additional funding is required. Y

Gather requirements for vendor quotes, request purchase orders, manage cash flow when needed, and close out purchase orders while continuously identifying cost-saving opportunities.

Maintain strategic relationships, provide project forecasts, manage warranty issues, and address product damage claims.

Conduct final design reviews and oversee the complete approval process including submittal reviews, shop drawing verification, signage evaluation, installation drawing checks, and finish compliance before ordering.

Asset management activities involve working closely with warehouse operations to identify available assets for projects, prioritizing existing inventory over new purchases to optimize costs and sustainability.

Document and create asset numbers, coordinate reupholstery projects, and assess reusable items from decommissioned floorplates.

As projects near completion, you'll survey renovation sites to verify readiness for furniture delivery, create installation schedules ensuring vendor alignment, and oversee installation teams to ensure work matches installation drawings. You'll define punch lists, assign vendors to manage them, coordinate furniture punch walks, and create work orders for renovation projects.

Support mockup projects by providing tactical expertise in ordering, installation, and location coordination. You'll provide warranty support to identify issues and coordinate vendor resolution, collaborating with Workplace when standard products show recurring problems to drive continuous improvement of furniture standards and specifications.

Required Qualifications:

Bachelor's degree in Interior Design, Architecture, Facilities Management, or related field, or equivalent combination of education and experience. Minimum of 5 years of experience in furniture project management, interior design, or corporate facilities management with demonstrated expertise in managing full furniture project lifecycles from concept through installation.

Strong knowledge of workplace design standards, space planning principles, and furniture specifications with the ability to create conceptual designs, test fits, and complete floor plans.

Proficiency in CAD software and space planning tools for creating and reviewing furniture drawings and installation documentation. Demonstrated budget management experience including creating estimates, managing procurement processes, and identifying cost-saving opportunities.

Excellent project management skills with the ability to manage multiple complex projects simultaneously while maintaining attention to detail and meeting deadlines. Strong communication and interpersonal skills with the ability to effectively collaborate with clients, architects, vendors, and internal stakeholders at all levels.

Demonstrated problem-solving abilities and the capacity to resolve complex challenges that arise during furniture projects.

Preferred Qualifications:

NCIDQ (National Council for Interior Design Qualification) certification or other relevant professional design credentials. Experience working within a corporate real estate services environment or with enterprise-level clients with established workplace standards programs.

Advanced proficiency in AutoCAD, Revit, or other design software platforms commonly used in commercial furniture design and space planning.

Project Management Professional (PMP) certification or similar project management credentials. Experience managing furniture projects within shared services or center of excellence operational models.

Knowledge of major commercial furniture manufacturer product lines and specifications. Previous experience coordinating warehouse operations, logistics, and furniture installation teams.

Familiarity with procurement systems, purchase order management, and financial tracking tools used in corporate environments.
