Primary Purpose of Department

Primary Purpose of Position
The Associate Director for HRL Maintenance Operations manages the day-to-day operations of the Housing Maintenance program and is responsible for maintaining, renovating, and preparing residential buildings which complements the environmental impact upon the student development goals of the department. The Associate Director has oversight responsibility for general repairs, renovations, purchasing, safety compliance, and inventory management. The Associate Director accomplishes these goals through planning, coordination of resources, directing a staff organization of over 15 full-time employees (including direct supervision of 4) and up to 60 student employees, and working with contractors performing renovation and repairs in Housing and Residence Life buildings.
Summary of Position Responsibilities

  • Has overall responsibility for planning and coordinating all maintenance work activities including general repairs, projects, and service work via third party contractors.
  • Ensures staffing levels are appropriate for all work that is needed throughout the year.
  • Reviews work flow and work assignments to ensure best practices are followed.
  • Plans and executes all summer renovation work for identified projects.
  • Assists with long-term planning for renovations in the residence halls.
  • Determines furniture needs and major purchases for the upcoming few years and works with the Director to budget for these purchases.
  • Oversees all recruitment, selection, development, coaching, counseling, disciplining, and evaluating of HRL maintenance staff, including student Maintenance Assistants.
  • Promotes recruitment and selection methods that builds and retains a productive staff.
  • Makes regular observations of staff work in order to provide feedback and evaluate them properly.


Minimum Education/Experience

  • Bachelor's degree and five (5) years of progressive experience in maintenance, project and work management, and/or supervision experience, or an equivalent combination of education/experience.


Preferred Education, Knowledge, Skills and Experience

  • Bachelor's degree
  • At least 7 years of directly related experience
  • Progressive supervisory responsibilities with full-time staff and/or student employees
  • Experience working in a university setting, primarily in a Housing and Residence Life office, strongly preferred.
  • Experience with water and mold remediation preferred.
  • Experience managing contractors and working with vendors strongly preferred.
  • Customer service experience, particularly with college students and parents
  • Proficient in Google Workspace and Microsoft Office (including Word and Excel) and have the computer and written skills to write bid specifications and other formal written documents for projects.
