The Salvation Army is seeking a Territorial Kroc Asset Manager to help support the maintenance, safety, and long-term care of Kroc Center facilities across the Territory. This role partners with local teams to ensure repairs, preventive maintenance, and capital projects are completed effectively. The Asset Manager also supports and trains staff on the Archibus system, helping create consistency, efficiency, and strong facility operations across all locations.

Compensation Range: $69,544 to 86,930/annually, based on experience.

Job Objective:

The Territorial Kroc Asset Manager will support the utilization of the Territory's CMMS - Archibus work order system and work with the Kroc properties to ensure timely repairs and maintenance and provide recommendations and support for capital replacement and improvement projects.

Essential Functions:

  • Develop and maintain property and facility procedures to ensure uniformity throughout the Kroc properties.
  • Provide on-going support and training of the CMMS- Archibus system.
  • Ensure proper preventive maintenance schedules are maintained at the Kroc Properties.
  • Monitor the usage and completion of preventative maintenance work orders tickets to ensure that the CMMS is being fully utilized.
  • Develop and implement preventative maintenance manuals as requested by the Kroc Director of Operations.
  • Identify areas where the Kroc centers can consolidate purchasing power to reduce expenses or enhance delivery methods.
  • Assist in the development of annual capital budgets for the replacement of equipment.
  • Ensure all Kroc properties are adhering to their Capital Strategic plan as identified in their Associate Reserve report for capital replacement requirements.
  • Ensure the Associate Reserve Capital study is performed every three years.
  • Review capital project schedules and work orders, establish priorities, and adjust schedules according to projects and work order specifications.
  • Incorporate Insurance Risk audit reports into CMMS- Archibus.
  • Ensure Kroc properties are OSHA compliant according to risk management guidelines.
  • Conduct quarterly quality audits of selected properties to ensure operational expectations.
  • Compile and present property asset management reports to the Kroc Director of Operations.
  • All other duties as assigned.


Education & Certifications:

The requirements listed below are representative of the minimal education, experience, knowledge, skills, and/or abilities required for this position.



  • A bachelor's degree from an accredited institution business administration.
  • 5+ years of experience in commercial property or facilities management (minimum 1,000,000 sq. ft.)
  • Professional certifications (e.g., CFM, CPO, CMMS) preferred.


Skills & Experience:



  • Minimum of three years of experience in project coordination and scheduling.
  • Familiarity with Facility Management CCMS- Archibus or equivalent facility management software.
  • Demonstrated ability to organize schedules and manage the flow of work within or between organizational units or businesses.
  • Effective verbal and written communication skills to provide information on changes and compile progress reports.
  • Strong time management to establish priorities, meet deadlines, and expedite work.
  • Microsoft Office software suite proficiency required, with advanced knowledge in Excel.
  • General understanding and knowledge of OSHA standards.

Travel: Approximately 30% of the time
