Primary Purpose of Organizational Unit
Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling. Housing Support is an effective team of employees providing maintenance and repair services, including a safe and secure environment for the 9000 students living in 37 residence halls and 700 apartments. Trade skills include cabinetmaking, plumbing, carpentry, electrical, electronics, sheet metal, roofing, painting and HVAC. We identify, estimate, plan and complete minor facility renovation projects via our own Housing Support internal shops, Facilities Services Construction Shops, and/or private contractors. We provide year-round, 24-hour customer service to our resident students and Housing staff. Housing Support also conducts all scheduled facility maintenance inspections within its facilities. This unit is the primary point of contact for the residence halls and dispatches the request to the appropriate shop.
Position Summary
The project manager position is responsible for overall management of assigned projects; the review, organization, planning and carryout of construction and maintenance/repair work assigned to the zone shop; and the supervision of the shop employees. Project management involves the coordination of employees from various trades in this shop as well as other shops within Housing Support or Facilities Services, along with communication and coordination with the customer, conducting preconstruction conferences, coordination with contract administrators for contract support, ensuring that the cost of the work performed stays within the amount funded, and conducting final inspections with the customers. The manager will be responsible for the purchasing of the proper materials to assure that each project is completed on schedule. Position is also responsible to ensure that each employee has the proper safety training and equipment and for inspection of tools, ladders and other equipment and job conditions to assure employee safety. Incumbent must make on-the-job decisions concerning any changes or differences in scope of project that might arise. Requires working closely with other Facilities Services managers, Housing Support Superintendent and senior Housing staff members.

A valid NC Driver's License is required, or have the ability to obtain one prior to hire.
Minimum Education and Experience Requirements
High school diploma or equivalency and two years of experience in trade(s) areas assigned; or equivalent combination of training and experience.
Management Preferences
* Experience successfully managing multidisciplinary teams in a related field.
* Experience in facility operations.
* Proficiency using Microsoft Office Suite programs.
* Knowledge of general building maintenance, electrical, and plumbing along with troubleshooting and repairs.
* Ability to demonstrate great teamwork and communication skills with co-workers and Housing staff.
Required Licenses/Certifications
A valid NC Driver's License is required, or have the ability to obtain one prior to hire.
Special Physical/Mental Requirements
Ability to stand for extended periods of time; navigate stairs and climb ladders; work in small tight spaces; ability to bend, stoop and crawl to complete work; ability to move objects weighing up to 50 pounds with or without reasonable accommodation; work in stressful conditions and under critical timelines; ability to work with small hand tools.
