Position Description: Leads, directs and coordinates the day-to-day management of the project.

Reports to: Senior Project Manager or Project Executive

Essential Duties & Responsibilities*:

Manage $50M+ construction projects, oversee design teams and trade partners to resolve 90% of issues effectively.
2. Own the project budget, monitor GR/GC expenses, manage and negotiate change orders to maintain profitability and avoid delays.
3. Prepare profit plans, At-Risk Reports, and WIP projections; manage billing processes and material delivery tracking.
4. Lead all engineering functions, including RFI/submittal management, coordination, and system accuracy using engineering tools.
5. Track long lead items, identify and mitigate schedule risks, and communicate impacts from scope or document changes.
6. Drive Lean Roadmap goals, manage the Last Planner System, and implement continuous improvements using A3 and tech-based solutions.
7. Prepare QC plans with Superintendents, manage project closeout processes, and finalize subcontractor performance and change orders.
8. Maintain and distribute contract documents, utilize digital systems to improve version control and workflow efficiency.
9. Develop and enforce site-specific safety plans, lead orientations and inspections, and ensure compliance with OSHA standards.
10. Set clear expectations, promote collaboration, and encourage high standards across teams, vendors, and subcontractors.
11. Manage change, conflict, and feedback with empathy, clarity, and professionalism.


EDUCATION AND EXPERIENCE: Requires a Bachelor's degree in Building Construction and 5 years of experience in job offered or 5 years of experience in the Related Occupation.

RELATED OCCUPATION:

Project Engineer or any other job title performing the following job duties:

1. Preparing, organizing, reviewing, and maintaining essential project documents, including contract documents, drawings, RFIs, submittals, shop drawings, changing orders, and closeout materials to ensure compliance and effective communication through Procore, Cx Alloy, SAP, and on owner project management software including eBuilder, etc.
2. Monitoring, analyzing, and forecasting project costs using tools including budget analysis reports (BARs), WIP through RACS, and indicated outcome reports (IORs) in the T4 platform. Ensuring cost data accuracy by collaborating with accounting, cost analyst, and field team, and preparing financial projections and reports.
3. Participating in project planning processes including constructability reviews, procurement planning, pull planning, etc. Assisting in aligning design and construction phases through coordination meetings with stakeholders like trade partners, architects, and consultants.
4. Managing the change order process, including evaluating scope changes, preparing estimates, negotiating terms, gaining approvals, and ensuring accurate implementation and cost reflection in budgets through SAP Change management and T4.
5. Developing and managing clear Scope of Work (SOW) documents and Bid Recording Sheets (BRS) to communicate expectations to trade partners. Ensuring scopes are detailed for bids, capturing the owner's design standards, Safety, and QA/QC requirements.
6. Supervising and mentoring Field Engineers, Assistant Engineers, Cost Analysts, and Interns by supporting their onboarding, providing performance feedback, and identifying training opportunities. Participating in talent development initiatives and performance appraisals.
7. Scheduling, leading, and documenting project-related meetings - coordination meetings, project kick-off meeting, closeout, owner-architect-contractor meetings, constructability review meetings with respective stakeholders, and weekly check-in meetings with high-risk trade partners. Ensuring accurate and timely communication between project team members, clients, design team, and trade partners.
8. Understanding project contracts with trade partners and clients. Assisting in problem-solving and managing high-risk subcontractors in the context
of finances, project safety, etc. Ensuring compliance with building codes, project specifications, safety regulations, company, and legal standards.
9. Supporting the schedule development of the project schedule in P6 with the field team and updating the same on a regular cadence with the project superintendent. Tracking procurement timelines, project milestones, and field progress to ensure timely project delivery.
10. Leading project closeout activities including collecting and organizing warranties, manuals (O&Ms), final billing, reconciliation of budget and cost data, and submission of final reports (e.g., final CAB/IOR), ensuring everything aligns with contractual requirements.
